Edward J. Gargiulo
BIOGRAPHY
Edward J. Gargiulo is the Founder and Managing Partner of Mecox Real Estate Partners, a third party asset management solutions provider, serving owners and operators of commercial real estate property, founded in June of 2017. Prior to founding Mecox, Mr. Gargiulo served for approximately 5 years as a Principal and the Director of Asset Management for HighBrook Investors, a private equity owner and fund manager with a portfolio of approximately 35 assets and over 8M square feet of CBD and suburban office, flex and industrial property. While at HighBrook, he led all aspects of asset management and served as a senior executive on their Portfolio Management and Risk Committees. Prior to HighBrook, Mr. Gargiulo served for approximately 7 years as Head of East Coast Asset Management for Petrus Partners, a fund management and operating company with an East Coast portfolio of 2.5M square feet of suburban office, flex and industrial commercial real estate property. Before Petrus, Mr. Gargiulo launched his career in commercial real estate by spending 5 years as a Director of Leasing with Tishman Speyer, a leading international owner, developer and fund manager. While there, he was fortunate enough to manage leasing for some of the most valuable and iconic commercial real estate properties in the world, including Rockefeller Center, 885 Third Avenue and 520 Madison Avenue.
Mr. Gargiulo has over 17 years of commercial real estate experience that ranges from Class A high rise in top tier CBD markets to suburban office, single story flex and industrial property in secondary and tertiary markets. He has been responsible for the oversight of assets located in strong and soft markets and has excelled during every stage of the real estate investment cycle. With experience in over 20 U.S. markets, transferable to any market size or location, he has executed leases in aggregate of over $1.5B in value, executed major repositioning of dozens of assets and led over $400M in capital expenditure spending.
Mr. Gargiulo earned a BA from Brown University and an MBA from New York University Stern School of Business. He currently serves on the Board of Directors of Stuart Dean Company, a national $60M in annual revenues architectural metal, marble, glass and wood restoration company that services the commercial real estate sector.
