Historically owned by a capital constrained entity and faced significant near term lease roll over from three key tenants, with one already having signed an LOI elsewhere. In order to retain existing tenants and attract new tenancy, a comprehensive renovation of the asset was needed, including lobby, elevator banks, corridors and restrooms.

Results
Hired best in breed local property management and leasing representation. Successfully executed the property repositioning, resulting in over 150K sf of renewal/new leasing secured, including a 50K sf 10 year renewal of Kaiser Permanente. This renewal included the complex oversight of a $6M tenant improvement build out which essentially upgraded the entire low rise building.
