Services can be customized to every client’s specific need and time horizon. Services include any or all of the following:

Acquisition Support
Operations, capital expense and leasing and underwriting; serve as a check and balance

Team Leadership
Identify and select all local on-site property management, engineering, leasing, legal, tax and construction personnel. Manage all personnel on a day-to-day basis with constant monitoring. In person site visits performed as needed.

Property Business Planning
Work with local teams to prepare annual asset strategy and underwriting plans for new and renewal leasing, capital expenditures and operating expenses

Property Budget Preparation
Work with local property management to develop and monitor annual budgets that reflect market conditions and value implications; provide on-going evaluation of variances and contributing factors

Operational Efficiency
Oversee the day-to-day property operational decision making; continually refine policies and procedures and seek efficiencies and savings

Capital Expense Execution
Develop overall capital expense strategy and underwriting; assess impact, oversee design, cost estimating and build out execution; ensure spending advances property’s overall strategic goals

Leasing Oversight
Oversee and direct all leasing activities, including: solicitation, lease deal analysis, negotiation strategy and legal documentation processing. In person meetings, property tours and negotiation sessions with brokers/tenants as needed

 

Market Research
Collect and assess market research to monitor a property’s competitive set and competitive advantage; monitor overall market to determine if business plan needs to be adjusted

Local Market Representative
Act as owner’s local representative by cultivating relationships with local tenant and brokerage communities and all other local stakeholders, such as neighboring owners, local city officials, etc.

Existing Tenant Relations
Work with local property management and leasing agents to build relationships with decision makers at all major existing tenants

Parking Operations
Perform thorough analysis of the entire parking operation, including inspection of current equipment, processes, procedures and review of marketing and tenant allocations. Seek NOI growth opportunities where possible.

Tax Appeal
Select tax consultant and oversee tax appeal strategy and execution

Reporting
Perform tracking and reporting as owner/client deems necessary; utilize reporting as a means of improving performance

Disposition Support
Assist sellers with the overall management and processing of buyer inquiries and requests, and work with local property management and leasing teams to ensure all deliverables
